Overview

SPH was engaged by Alinea to review the potential yield for retirement living on the existing Quadriplegic Centre located in Shenton Park.  SPH’s concept master plan would assist Alinea’s business case and their discussions with the department of Planning and Minister John Carey.  

The Quadriplegic Centre Site is located within a Bush Fire Prone Area and has significant native vegetation and trees to the east (against Selby Street) and to the southern entry and southern outdoor landscaped areas.  The master plan minimised the removal of existing mature trees by keeping all existing vegetation against the eastern boundary (Selby Street), existing site entry and southwest corner of the site.  The development will allow for three residential buildings over a podium containing residential and community amenities

SPH was engaged by Alinea to prepare a masterplan, vision boards, massing models, concept design and yield analysis for a new low-cost entry model into seniors living.  The 220 apartments and associated community facilities will be developed in 4 stages.  The master plan enabled Alinea to submit a structure plan to the Town of Nedlands that after consultation with numerous stakeholders to ensure success, has been recently lodged with the Local Authority and DPLH with approval expected in 2024.
